We are experienced in combining home staging techniques and limited budgets to style with impact. The design scheme we propose will incorporate furniture and other items you already own and in order to work within your budget. We may suggest general de cluttering, re-utilising of furniture in different rooms and will recommend new colour schemes, accessories, lighting, etc. where required

One Day Home Staging Makeover Service
£350.00 (to include £100.00 of accessories/furnishings as needed)
Additional Days, if required £150.00 per day
This service begins with a 1 hour consultation at the property at least 1 week in advance of the makeover. We will prioritise approximately 4 rooms needing to be staged and assess any maintenance issues, decorating needs and style of the property in order that it can be staged with the target market in mind and quotes obtained for larger jobs if required. If more rooms require staging then we would assess this at this point.
The makeover day will take place at your convenience. During the day the our team will work to makeover your property using what you already have to restyle your rooms. You will be left with a beautifully styled home ready to show to buyers. This is an exhilarating day of furniture moving, decluttering, repositioning and restyling – you'll be amazed at what you can achieve in just one day! We will also bring in accent colour and additional accessories (eg. Cushions/blinds) as needed to the value of £100.00 – (this is included in the price)
During the day you will get loads of advice and ideas to help you continue Home Staging your property once we have left. Further days can be booked if you feel you need extra help to get the home staging finished.
We will also give you advice on the following areas:
· Use of each space. How to maximise the potential.
· Colour advice. Suggesting changes where necessary.
· Use of furniture and items that you already have.
· Suggestions of ways of enhancing the 'feel' of the property either with what you have or by supplementing where appropriate.
· Simple tips & ideas that will help you to carry out the work effectively.
· How to conduct a viewing at your property
HouseSpa will not carry out any DIY, painting or major cleaning on a one-day makeover unless discussed and agreed beforehand at the consultation.
Full Written Report

We will carry out a full Home Staging Survey on your property and prepare a report. With full colour photographs and great practical advice you can follow the report yourself or bring your own contractors in to carry out the work for you.
The Full Written Report works through your property, room-by-room and follows a logical format of:
· Observing what the viewer would see.
· Diagnosing the work to be carried out to best present your property within a sensible budget so that you get the maximum effect for you money.
· Finally we will produce a plan of work to be carried out.
Using colour pictures the report takes you room-by-room through the property and shows you where the changes need to be made.
You can use the report like a recipe and prepare your home yourself, get your own tradesmen in to carry out the work or ask us to personally organise the makeover of your property.
The Full Written Report includes:
· 2 hour survey at the property to take measurements and photographs
Observations of each room in the property, as the potential viewers would see it.
· Diagnosis of 'what to do' to further enhance your property's chances of selling. How to eliminate the negative issues and accentuate the positive features of your property.
· Proposed work list.
· Suggestions of colours, artwork, accessories, furniture and other aspects to help you achieve the required look.
· An indication of costs.
Points are backed up with full colour photos & examples of how you could improve the look of your property.
Full Service Home Staging
Guide price for this service is approximately 0.5-1% of the property value
This enables you to relax and let us showcase every part of your home beautifully, managing every aspect from the start of the process to the sale. Our aim is to design a unique setting appropriate to the property, to source and supply an inventory as detailed. We will provide support throughout the sales process and subsequent move if required with storage advice, decluttering, rental furniture etc. It is a fully inclusive package to make selling your home as stress free as possible. We also take into consideration all your style and colour preferences before making purchases to stage your house in the hope that you will be able to take them to your new home.
The package includes;
1) 2 hour assessment meeting to discuss full service plan, obtain colour scheme preferences, discuss trade quotes if required and take necessary measurements for furnishings
2) Obtain quotes and manage any trades needed to complete the staging
3) Arrange storage for any furniture needed
4) Declutter areas if required and organise storage
5) Sourcing, purchase and delivery of all inventory, furnishings and accessories
6) Arrangement of furniture, installation of inventory over 2- 3 days
7) All packaging removed from site and house left cleaned and ready to view
8) Meeting with photographer for photo shoot at the property to ensure full potential of property shown
9) Open house hosting in conjunction with your chosen Estate Agent.

The advantage of involving a third party like us is that we're emotionally detached from your belongings and can evaluate the best action to take, whether it's donating items to charity, putting some things into storage or reusing them elsewhere in your home.
Whether you're selling your property or just need to create more space our decluttering service encompasses the contents of wardrobes, cupboards, lofts, sheds and paperwork.
